After this 25% is billed for February, 32% for April, and 23% for June 2023. This will be done using the \u201cProgress Billing %\u201d method.\n<li> There is also an agreement with the client that in every billing the contractor will retain 10% of the billing for each month.\n<li>In the 3rd month of Billing it is agreed that the Retention will be reduced to 5% and from the 4th month the final Billing will be done based on the total completed work percentage and the same process will be used to reduce the Retention to 0.\n<li> Once the total work % has been billed to the customer the Customer Lien Waivers will be issued to the Client based on invoices billed &#038; also based on the received payment amount against the billed invoices from the customer.\n<li>Once the Contractor receives the complete payment against the billed invoices the contractor will release the final lien release waiver which is the acknowledgement for all the due payments.<\/li>\n<p><b id=\"02\">CUSTOMER LIEN WAIVER<\/b> <\/p>\n<p>A \u201c<b>Customer Lien Waiver<\/b>\u201d document is a \u201cLegal\u201d document that waives the right to place a lien on a property\u201d. A lien is a claim on the property as a security for the payment of a debt or service. A lien waiver document is signed by the contractor to the construction project who has received payment and agrees to give up any future lien rights against the property.<\/p>\n<p><b>Lien Waiver Types<\/b><\/p>\n<p>There are 4 types of the Customer Lien Waiver.<\/p>\n<ol>\n<li>Conditional Progress Lien Waiver \u2013 This form is released by the Contractor to state that he has billed the customer with a sales invoice and against this billing, he has not received the payment due. This form is signed by the claimant, claiming the amount which is due for the payment.<\/li>\n<li>Unconditional Progress Lien Waiver \u2013 This form is released by the Contractor to state that he has received the amount against the billed invoices. It is an acknowledgment that the Claimant is acknowledging that he has received the amount that was due for the payment from the customer end.<\/li>\n<li>Conditional Final Lien Waiver \u2013 This Form is released by the Contractor which is the acknowledgment that the invoice on which he is releasing the \u201cConditional Final Lien Release&#8221; is the final invoice, which is invoiced, and the amount of this invoice is the final payment yet to be received.<\/li>\n<li>Unconditional Final Lien Waiver \u2013 This form is released at the time when the contractor has received all the payments that were due for payment, and nothing is due for the payment against the issued invoices.<\/li>\n<\/ol>\n<p><b>Note: <\/b>A lien waiver is a legal document where one party waives their right to place a lien against another party&#8217;s property for money owed for work performed, raw materials used, and equipment supplied to improve that property.<br \/>\nLet\u2019s explain all Customer Lien Waiver Reports using the example below:<\/p>\n<p>The below screenshot has the overview of what process was initiated in January 2023 and how it ended in December 2023 followed by different <b>\u201cProgress Bill\u201d<\/b> invoices followed by the payments at different month intervals.<\/p>\n<p><img decoding=\"async\" src=\"\/user-guide\/wp-content\/themes\/userguide\/images\/customer_lien_waiver-01.png\" alt=\"null\" \/><\/p>\n<p><b id=\"03\">Step 1 \u2013 Invoice of 20% with 10% Retention<\/b> <\/p>\n<ul>\n<li>On our PB we are creating our 1st invoice () on date 01\/31\/2023 with 20% of its work amount with additional retention of 10%.<\/li>\n<li>This will give us the Billing of $18,000.00 and Retention of $2,000.00<\/li>\n<li>In this scenario, we will run our \u201cConditional Progress Lien Waiver\u201d report.<\/li>\n<\/li>\n<p>a) This report will show the report amount of $18,000.00 with no Exceptions, since this is the first billing entry.\n<\/ul>\n<p><b>Customer Ledger Entry <\/b>\u2013 We must select the Lien Waiver type as <b>\u201cConditional Progress\u201d<\/b> on the Invoice line having the <b>\u201cRetention Ledger Code\u201d <\/b> as \u201cNormal\u201d.<\/p>\n<p><img decoding=\"async\" src=\"\/user-guide\/wp-content\/themes\/userguide\/images\/customer_lien_waiver-02.png\" alt=\"null\" \/><\/p>\n<p><b>Conditional Progress Lien Waiver Report<\/b><\/p>\n<p>This Lien waiver is released by the Contractor to claim the amount mentioned on the field <b>\u201cAmount of Check\u201d<\/b> and the invoices mentioned under the <b>\u201cExceptions\u201d<\/b> which are due for payment.<\/p>\n<p>**********Report screenshot*****<\/p>\n<p><b id=\"04\">Step 2 \u2013 Invoice of 25% with 10% Retention<\/b> <\/p>\n<ul>\n<li>On our PB we are creating our 2nd invoice () on date 02\/28\/2023 with 25% of its work amount with additional retention of 10%.\n<li>This will give us the Billing of $22,500.00 and Retention of $2,500.00\n<li>In this scenario, we will run our \u201cConditional Progress Lien Waiver\u201d report.<br \/>\na) This report will show the reported amount of $22,500.00, which is our current invoice amount.<br \/>\nb)This will also show an Exception of our prior pending invoice (Step1 \u2013 Invoice 1 -) for the amount of $18,000.00.<\/li>\n<\/ul>\n<p><u>Customer Ledger Entry <\/u>&#8211;
